View Full Version : Sacramento - Roomates Wanted (CHEAP!)

A great deal came along on a 4 bed, 2 bath house for rent in Sacramento. A friend of our families is currently fixing it up from the last tenants that were living there, so all windows are new, most doors/door frames are new, the kitchen will be new, bathroom will be semi-new, and it has a new roll-up metal garage door.

It's located just off of Watt, between 50 and Jackson.

As I said, 4 bed, 2 bath.

2 car garage, but once there's a car and some tools, it may turn into a 1 car.

I have yet to drive out and see the place, but from talking to him, it's the biggest lot in the neighborhood, there's about 50' from side yard to next house. Most of the interior will be new. Big front and back yard, and it's a quiet neighborhood, too.

Rent will be $1,000/month +utilities SPLIT BETWEEN EVERYONE. Expect to pay around $300 including utilities. I have yet to sit down with him and discuss the prices of utilities, but it should NOT be more than $100 for everyone.

Also, I have to see what sizes the rooms are before I can nail down specific pricing for everyone living there. I will be driving out to see the house this week (Monday/Tuesday), so I'll have a better idea of what prices we're looking at, as well as more information on the house and the layout.

If you're interested, the house SHOULD be ready to move into by the middle-to-end of next month, if all goes as planned. I'd like to have everyone chosen as roomates and ready to move in whenever the place is ready for us!

The only thing I DO ask is that whoever moves in takes care of the house (this is why we're getting a good deal on rent), and be past the "OMG HOUSE PARTY" stage of your life. Small kickbacks are fun, but no 420, no smoking inside, and no 3:00am jam sessions on bass with your cracked out friend-of-a-friends.

Gotten a few people posting/PM'ing on my other threads. I'm going to drive out there tomorrow morning to take a look at the place. Apparently, it still needs to be painted, as well as windows put in and interior put together. I'm talking with the owner this week again, and seeing exactly what utilities will run, as well as if we can make a deal on a "bundle package" with rent/utilities as he mentioned the first time we talked.

I will have more information for everyone who's interested by Tuesday at the latest, and possibly more on top of that later this week (in case I can't get a hold of him before then), and I'll pass it right along to you guys.

So I went out to check the place out today. Please keep in mind that it still needs a fair amount of work. The house is getting new appliances, new counters, new bathroom stuffs, new windows, new doors and new carpet, among other things as well.

My gf and I've been lookin around preparing to move out. Whats the ETA on when the house might be ready? You stated next month, but is everything going according to plan so far?

To my knowledge, everything is still on schedule for when he originally projected. I will be keeping this thread, and the interested parties, updated with information and pictures when I have them.

I'm talking to him this weekend about the house again, so I will try to ask some of the more direct questions now that I've seen the place.

Apparently, kitchen cabinets are installed as of Thursday. I will be calling him in the next few days to talk again about his schedule (make sure we're still on for the end of next month at latest), pricing, appliances, etc, etc.

You all have my phone number, name and email, as well as know how to PM me. I'll be more than happy to answer specific questions, but until things get more and more completed, and closer to move-in, there won't be a lot to report except "this got done this week, this gets done next week, etc" so I won't bother cluttering the thread.

Time has come, move-in is this month. I have a key, so I'm able to take people on a walk-through while the finishing touches are being put in. Rent is $450/month for rent, utilities, cable, etc. All new kitchen, floors, carpets, windows, paint, bathrooms, showers, etc. On my request, the garage was also done up with lighting and extra outlets for tools, compressors, etc.

I don't have any pictures, but again, I can walk people through it starting this month and we can hammer out the details. It's close to Sac State, it's a quiet neighborhood and it's the biggest lot on the street with a huge back yard (that we MIGHT re-gate to allow vehicles into the side yard if there's a project... To be decided!!).

Yeah, which is why the whole inside of the house is new... Holes were patched, walls painted, new floors and carpets, etc, etc, etc...

After things were more underway, the owner of this house realized that the cost of the remodel was worth more to him than the original estimate on rent. The rent didn't go up, however, as much as my idea of utilities was super low. Cost of water, gas, electric, and trash in that area is more than I assumed it would be. Add on the cost of cable and internet, and there's the real cause of the hike in price.

I still think that $450 a person is more than reasonable for this house. A part time job would be able to pay $450/month! The main thing is, however, I don't want people to try to break their banks getting in here... Although I think I'm a friendly and easy-going person, I will be in charge of the house... If you can't make ends meet and pay rent, I'm sorry, but don't apply for a room.

I'll be going over next week to bring people through the house if anybody wants to tag along. Please let me know!

Bump and update.

I'm moving into the house on December 15th, with or without any roomates. Because of this, I will only be charging HALF OF THE FIRST MONTH'S RENT for December, plus last month's rent as a deposit. $675 as a move-in for the month of December.

You've got the 2 tone now? Still have the crappy rising sun hood? Wasn't my best work... The paint sprayed hella weird and got a rough texture to it... Glad to hear it's still around in the scene!

Phil was thinking about getting it back when it came back up for sale... Haha, good times.

Still accepting roomates, nobody is cemented yet. Starting January, move-in cost will be $900 which will include January's rent and your security deposit. Again, move in will be January 1st, cost is $450 a month, which includes rent and ALL UTILITIES, no hidden costs. Pets are being considered. Garage is yet to be divided for use, bedrooms are on a first-come, first-served basis, but all are equal in size and layout, pretty much. Move in cost will be first and last month's rent, so $900 on move-in, following a walk-through and inspection for the sublet agreement we'll go through.

Yeah Ive got the 2 tone now lol! Haha yeah its still there ghostly.. Im gonna get the car repainted factory oem 2 tone and leave it like that but with the silvia aero front instead this time. Of course its in the scene still! Its in Sacramento right now but its currently on its way to Beaufort, South Carolina where Im currently stationed at to make and start a scene down here ;)

Def good times! I remember when me and John and Chris picked this car up from LA and then you got the car off us then Javi got it off Phil and when I saw it was up for sale I was like Im gonna end it, Im gonna buy it. UPDATE/BUMP!

For the month of January, I'm lowering rent to $350 with a $450 deposit. Starting February, rent goes back to $450. This is because I will be out of town from the 7th to the 12th and you will be missing out on that week to move in.

Again, for the month of January, move-in cost will be $800 TOTAL, and then $450/month following.

I've already started moving things in, and will likely be living there in the next week or so, which will make it easier to show the house, obviously. The house isn't furnished, if you could tell from the pictures, but I will be collecting things after I'm moved in. If you don't have a bed, there is a clean twin sized (maybe a long twin, not sure) in the garage with a box frame and spring mattress that you are MORE than welcome to use until you can get another one (or just live with that one).

Bedroom #1: 14' x 9'
Bedroom #2: 9.5' x 11'
Bedroom #3: 11.5' x 11'

Obviously, bedroom #3 is the largest, and it's also the furthest from the kitchen and living room (right across from the master), and right next to the main bathroom. Room #1 is slightly smaller, and is closest to the living areas. Bedroom #2 is the smallest, but is still a decent size and is more secluded from the living areas and bathroom, and also looks out into the back yard.

Quick update.

I'm living here now, so if anybody wants to come see the place, it will be much easier to find a time! Just come by when I'm not at work!! I just got internet/cable hooked up this morning, and will have full wireless by next month.

It's a 10 or less minute drive to Sac State, located just past Watt/Kiefer.

Tell your friends, hit me up! I only have TWO rooms available!
