if you really wanna get in there you'll probably have to do something illegal (like break the lock) because those type of buildings are usually considered government property. Kept under lock and key even if theres jackkkkk shit in there.

Kayak, grappling hook, gloves, soft soled shoes with some decent grip, flashlights, still and moving cameras, at least 3 people, and a willingness to get arrested.
While I won't go down the path of "you shouldn't be trespassing", I will say this:
You are entering a building the middle of a river. This is not just some abandoned office building, factory, or warehouse in an industrial area. There is no "cover" to disguise your movements. You will be spotted rather quickly if you do it during daylights hours, and if it's done during the hours of darkness the pics/movies wouldn't be worth anything anyway. Also, if perpetrating this insertion at night, flashlights and flashbulbs will give you away in no time. It's also not like you can just talk your way out if the law does show up. "We were just walking by and found an unlocked door, thought we'd check it out." isn't going to fly when it's obvious that some thought and planning had to go into getting inside.
Now, you could just go in for your own "fun", but you know you're going to want pictures of said excursion.
Just trying to think of it from a more practical and tactical point of view.
I think this "target" is a bit tough. :bow:

I would wager a guess that the average Joe swims at about 5 mph at an all out sprint. You aren't swimming that one lol.
I think I would come in from up stream(in an inflatable boat) and hook the ladder and pull my self in.

Maybe get dropped off by motorboat and then get collected again, rather than mooring the boat at the building? Would mean you'd be less likely to get spotted

If I was to do this, I would have someone take me and two other (at the most) people up there at night. We'd climb up, boat would leave then come back the next night.
Basically you'd stay the night there, then in the morning/afternoon be able to take your pictures without having to worry about lighting issues, then the boat would come back when it gets dark again.
That's what I'd do.
